Planned maintenance

Building Surveying
Cyclical maintenance and major works are as important as the day-to-day management of general building facilities. We provide full project management of most large-scale development, decoration or repair projects.

The duties that we perform as part of these services include:

  • full liaison during planning and preparation
  • preparation of work specifications
  • obtaining competitive tenders from contractors
  • serving Section 20 Notices under the Landlord and Tenant Act 1985 (as amended), in compliance with current legislation
  • liaison with solicitors on all legal implications
  • liaison with Insurers with regard to planned works
  • attendance at meetings with contractors
  • full supervision of works onsite

For works of a specialist nature, we will recommend the use of suitably qualified and experienced consultants.

Reactive maintenance

Reactive maintenance deals with property repairs required to be attended to as and when they arise, such as burst pipes, defective taps and leaks, blocked drains and electrical faults. Such repairs, also known as Minor works are undertaken either by notification by clients / leaseholders or as a result of a regular inspection by your property manager.

Our Maintenance Co-ordinators deal with all maintenance requests and issue instructions to a specialist contractor. Our panel of contractors are recommended local tradesmen and members of a recognised trade body. Vetted by respective property managers, we ensure that they hold appropriate public liability insurance, adhere to H&S guidelines and regulations.
